Competant Persons Schemes

There are several schemes running which allow installers to self certify their work without the involvement of Building Control.

The most common schemes are for windows, gas and electrical works.

Replacement Windows

If you are replacing one or more windows in your property, you will need to use one of the following routes to compliance:

1. If the company you are using to install your windows is FENSA registered, they are able to supply you with a certificate of compliance with the Building Regulations. You will not need to make an application to Building Control.

2.  If the company you are using is not FENSA registered, or if you wish to install the windows yourself, you will need to make an application to Building Control. There are many regulations to be followed regarding energy loss, safety glazing etc. To make an application you will need to put in a Building Notice with the relevant fee.  A Building Control Officer will check your installation for compliance.

PLEASE REMEMBER that without a certificate from either FENSA or Building Control you may encounter problems when selling your property.

Gas Installations

The gas regulations in the UK require any installation of a gas appliance to be carried out by a CORGI registered installer.

This is in place to ensure that all homes are fitted with safe gas appliances and minimise the risk of leaks or explosions.

Should you have a gas appliance fitted by someone who is not CORGI registered, you will be putting your health and safety at risk. Your home insurance and appliance guarantee may also be invalidated as a consequence.
