Housing repairs - council property
The responsibility for looking after your home is split between us as your landlord and you, the resident. We are responsible for most of the repairs but some are down to you.
By law, we keep the structure and outside of your home (except window glazing) in good repair. We also repair installations for water, gas, electricity, drainage, heating, hot water and some bathroom and kitchen fittings.
Generally, you are responsible for:
- Decorating inside your home
- Keeping it clean inside and out
- Maintaining the garden (if you have your own private one)
- Fixing any damage caused by a member of your household, visitors or pets
- Some minor repairs - for example, replacing plugs and chains to baths and sinks and repairing or replacing catches and latches to internal doors and cupboards
- Paying the first £25 towards the cost of replacing broken glazing
The council's housing service is not responsible for:
- Damage that is not due to normal wear and tear
- Repairing or replacing anything that you have installed or fitted in the property
- Making good internal decorations affected by improvement or repair works, unless agreed with us in advance
- Making good decorations or carrying out repair work due to the acts of other parties, for example, water leaks from a dwelling above. This type of work should be covered by your home contents insurance.
